Developers are benefitting from the launch of the Project Tosaigh initiative by the Land Development Agency in June 2024. Under the initiative, the public sector is stepping in to large-scale projects that have stalled and is agreeing to purchase them, bolstering developers' revenue. For developers, the rise of these third-party developments provides them with a guaranteed buyer, de-risking their activities, leading many to realign their portfolios toward these and away from self-owned developments. Additionally, reforms to the Irish planning system, introduced under the Planning and Development Act in October 2024, are speeding up the approval process for developments, boosting activity. The more efficient approval of developments, coupled with economic headwinds like high inflation and interest rates subsiding, is expected to lead to a surge in revenue of 6.1% in 2026.
